DETAILED REQUIREMENTS: 1. That the proposed development provides for maximum permitted density of residential dwellings on this property, or utilize innovative design techniques to provide higher densities than that currently permitted by Ordinance, applying any of the following configurations: (1) Thompson Ave (Block 405 Lot 6) single-family home design; (2) Linden Rd (Block 405 Lot 2) two-family design; one-family design, or multi-family design; 2. That all designs proposed be compatible and consistent with the design characteristics of permitted use types already present in the neighborhood and that they include design elements such as Aframe roofs, gables, double-hung windows, and façade treatments which will promote aesthetically pleasing human scale development that recognizes the character of traditional New Jersey towns in the region; 3. That off-street parking sufficient to meet applicable zoning requirements be provided, with at least one (1) space located within an attached, detached or enclosed garage; 4. That the applicant’s proposed design be guided by the attached set of building configuration examples provided herein, all of which are consistent with the Borough’s goals for infill development and design compatibility and are offered as suggestions, but not as mandatory forms to follow; 5. That any variances or waivers from Ordinance regulations, or any potential subdivision, which may be required to accomplish the proposed design are noted in the applicant’s proposal, and that the applicant further acknowledges within the proposal that such relief and subdivision approval are the sole responsibility of the applicant;
