3. Provider Responsibilities: A. The selected Provider will be required to provide and complete any and all title and escrow services involved in the property acquisition activities as required. Status of title reports, litigation guarantee reports and conversion of these reports to escrow if and when needed will be a portion of the required services. B. The selected Provider(s) will act as a “pass-through” Escrow agency, to convey the payments between the City of Clayton and the State of New Mexico. This may include, but not limited to, owner-occupied housing rehabilitation, demolition and acquisition. C. All Title and Escrow services are to be performed by a licensed Provider(s) in the State of New Mexico, and in compliance with the standards set forth by this Request for 2 Proposal, or as negotiated with the successful Provider. D. The selected Provider must provide title commitments for purposes of title insurance and the issuance of a Title Insurance Policy for State-acquired properties, right-of-way’s / easements
