A. FACILITIES MANAGEMENT 1) Program Expectations a. Building(s) Conditions The Contractor would operate, manage, and maintain the Family Center facilities to provide emergency temporary housing units that can accommodate families with children. Family Center facilities must comply with standard New York City (NYC) housing maintenance and building codes, and other relevant city or agency rules and policies communicated to Contractor by HPD. Family Center facilities should accommodate a minimum of 185 occupants. The Family Center must include cooking facilities. 1. Violations. The contractor would: i. Cure city-issued violations and effect necessary repair work within 72 business hours from the date that the violation was issued. ii. For any major or structural repair work, coordinate with HPD. HPD would make final decisions on major and structural repair work. iii. All violations must be reported to HPD within 72 hours of issuance. All repair work that exceeds $1,000 in cost must be approved by HPD. 2. Public Area Maintenance. The contractor would: i. Maintain the cleanliness of the entire Family Center with daily cleaning of the public areas, including sidewalks, and each unit upon vacancy. ii. Maintain a cleaning schedule for the public areas on the premises. iii. Make all necessary exterior and interior repairs in the Family Center and to the grounds, fixtures, and appurtenances. 3. Systems Repair and Service Contracts. At the time of award, the contractor would: i. Enter into and maintain all necessary building services contracts, including, but not limited to, heating, ventilation and air conditioning (HVAC), extermination, elevator, fire safety and all other building-wide service contracts. All repair work that exceeds $1,000 in cost must be approved by HPD.
