Specifications include, but are not limited to: I.MAINTENANCE TASKS1. MOWINGAll turf areas will be mowed on a weeklybasis during the growing season (approximately 34 mowings) to provide a neat uniform appearance. The height cut for cool season grass will be no lower than 3.5” and height cut for warm season grass will be no lower than 3”. Excessive clippings shall be removed. Areas not accessible by mowers shall be trimmed mechanically to maintain a neat appearance.2. EDGINGAll walks and curbs will be edged and debris blown off weekly during the mowing season. In addition, all beds need to be edged.3. LITTERAll litter on the general grounds and in the shrub beds shall be policed weekly.4. LEAF REMOVALLeaves shall be removed from the shrub beds and grounds weekly throughout fall and again in March. 5. SHRUB AND SMALL TREE MAINTENANCE PRUNINGAll shrubs and small trees (up to 3-inch caliper) will be pruned late each winter and again mid-summer. Shrubs will be pruned for removal of dead material, natural shaping and any corrective measures. Contractor is responsible for disposal of leaves, turf clippings, and shrub pruning.6. WEED CONTROLAll shrub beds shall be maintained free of weeds. A minimum of five applications shall be made during the growing season. All sidewalks cracks will be sprayed to kill weeds growing in them. All herbicides used will be applied by or under supervision of a North Carolina Certified Pesticide Applicator in accordance with label use and approved industry practice.Weeds in bioretention ponds must be removed by hand. Use of herbicides is prohibited. The area to the property lines need to stay clear.7. WINTER MAINTENANCE (Applies to all properties)December through March the property sidewalks and parking area will be blown and sticks and litter removed every week.II. TURF MANAGEMENT1.All fescue grass shall receive a fall fertilization application of 18-24-12, a winter fertilization of 5-10-31, a spring application of pre-emergent/ fertilizer 12-4-8, .37 Barricade or approved equal. Application rates shall provide 1 pound of nitrogen per 1,000 square feet. Bioretention areas shall not be fertilized except to establish new growth.Applies to all Zoysia grassat Spartan Village 1; Lee, Highland, Haywood, Union, Spartan Village 2; Lexington and McCormick and parking lots with Zoysia grass:February / March:•1 application of Pre-emergent herbicide with no nitrogen.•Apply post-emergent herbicides to control broadleaf/grass weeds as needed.May / June: •(2-3 weeks after spring green-up) The application rate is 1 lb. of Nitrogen per 1,000 square feet. Vertical mow or Aerify to encourage growth•1 application of Fertilizer (High Nitrogen with phosphorus and potassium)•Apply post-emergent herbicides to control broadleaf/grass weeds as needed.•Mowing height should be 3".September:•1 application of Potassium Fertilizer (1 lb. K2O per 1,000 square feet)•Applypost-emergent herbicides to control broadleaf/grass weeds as needed. II. TURF MANAGEMENT (CONT.)2. Turf areas shall be kept free of undesirable weeds. Post emergent herbicide applied as needed to control weeds.3. Core aerification will be done in the fall prior to over seeding with a tall type certified fescue such as rebel, falcon, or Olympic fescue seed. Over seeding rate will be 41bs. per 1000 square feet. 4. Lime will be applied during winter months according to soil sample. Soil sample will be taken in the fall, with a copy sent to the Grounds Superintendent. Contractor’s bid will be based on cost for 500 lbs of lime per acre. If more lime is required, UNCG will negotiate the additional cost with the contractor, prior to contractor applying the lime. Contractor to use regular lime.III. MULCHING1. Pine needles or hardwood mulch will be added early spring to all beds and trees to maintain a 2-inch layer of needles/mulch, includes materials and labor. Bioretention areas shall also be mulched and shall maintain a 4” minimum layer. Since some areas have mulch and some areas have pine needles, contractor is to continue to use what we are using now in each area. Pine needles are to be long leaf pine needles.
