• Located within the City of Brunswick corporation limits and preferably within one (1) mile proximity to Interstate 71 and State Route 303. • Located within a qualifying zoning district that permits the use of an auto-title office. • A three (3) year lease with renewal options. • Available for occupancy on or around November 1, 2024. • No less than 1,500 gross square feet, and not more than 2,100 gross square feet of climatecontrolled space for lease. • No less than 10 available parking spaces to be used by auto title staff and/or the general public. • Handicapped parking spaces to be used by the auto-title staff and/or the general public shall be available. • At least one (1) private bathroom to be used by employees of the auto title office. • Sidewalks, doorways, and restroom must be ADA-compliant and accessible for individuals in wheelchairs. • No less than two (2) exterior doors that can be readily accessible for use in entering and/or exiting the building. • Unrestricted access to the leased area 24 hours a day and 7 days a week for staff of the auto title office. • A minimum of two (2) keys to be provided for each exterior door of the leased space. • The unit must be sprinkled with a fire suppression system • The unit must have the ability to connect to high-speed or fiber-optic internet service • Authorization to install exterior business signage compliant with local zoning regulations.
