The scope of work includes a two-phased approach for full architectural, engineering and design services including planning, civil engineering, structural engineering, landscape/hardscapes, interiors, and FF&E planning. Work shall include typical phases of design iterations including schematic, design development, construction documentation, permit application and submission and construction administration. The selected Architect will provide: a. Conceptual Design. Develop designs that favor function over form, engage all stakeholders in all planning aspects, and refine to provide site plan, floor plan and exterior characteristics. b. Cost Estimating. Prepare detailed evidence-based construction cost estimates based on finalized design scheme, procure cost estimating services to provide detailed cost projections (construction, sub-consultant, jurisdictional fees, furniture fixture and equipment, and other owner costs) to aid the City with project budgets. c. Design, Permitting, Construction, and Warranty. Provide: 1. Schematic Design and Design Development: finalize design and cost plans; value engineer to maintain project budgets, prepare design and cost documents. 2. Construction Documents, Bidding and Permitting: prepare construction documents, expedite permitting and required approvals, aid in solicitation processes. d. Project Construction: Facilitate regular inspections, administer standard construction documentation, prepare response to RFIs and Change Order requests, etc., administer progress payments and pay requests, prepare close out documentation. e. Warranty: The Design Team will be expected to participate in an 11-month warranty walk and assist in resolving any discovered issues up to one-year following Substantial Completion.
