PROPOSALS SHOULD BE BASED UPON THE FOLLOWING DESCRIPTION OF WORK:
Professional design services required for the Campus Site Plan to include the following: position a new two-story +/- 20,000 sq. ft. building for the Adult Education Program; Demolition of existing Riviera Beach Preparatory and Achievement Academy buildings and construction of new +/- 59,000 sq. ft. building for 200 student stations to replace the current; and the renovation and repairs of the existing facilities at the North Technical Education Center (existing four buildings +/- 50,000 sq. ft.). The ARCHITECT shall validate the Educational Programs and provide all design services necessary to complete the permitted design documents within the established construction budget and by the established design schedule. This includes addressing the District’s Fire Safety Citations, ADA, and CSIR compliance requirements.
Deliverables shall include the following:
- Measured drawings of the existing facilities.
- Indoor Air Quality and Environmental Testing.
- An analysis and feasibility studies of the required existing buildings and systems’ conditions
- The campus site plan and design a new +/- 20,000 sq. ft. two-story adult education building.
- The campus site plan and design of the new +/- 59,000 sq. ft. building for the preparatory and achievement academy.
- Renovation recommendations with cost analysis for the existing facilities to remain.
- Statement of Probable Construction Cost.
- Project Schedule and Phasing of Design Plans as directed by the OWNER.
- Completion of the permitted A/E contract documents including civil engineering, landscape architecture, Life Safety/FISH Plans, FF&E Schedule & Specifications, Design Calculations, Life Cycle Cost Analysis, Color Charts, and Finish Schedules.
The Permitted Design shall incorporate all of the requirements set forth in all the applicable provisions including the Florida Building Code, Florida Accessibility Codes, NFPA, FFPC, NEC, District Master Specifications, District Design Criteria, and District Educational Specifications, adhere to the CPTED (Crime Prevention Through Environmental Design) principles, and all other applicable Rules and Regulations. The Department of Education requirements, SREF 2014 and all other applicable specifications. The ARCHITECT will be required to certify the Permitted Design complies with one of the energy efficient and sustainable building standards per F.S. 255.2575.
Occupancy scheduled for August 2028. The permitted design shall not exceed the established cost/student station established by the Florida Department of Education based on occupancy of 200 student stations. Based on occupancy of August 2028, the Florida DOE Student Station Cost Factors published December 2021, the Cost per Student Station for this Project is $40,671.00.
