PROPOSALS SHOULD BE BASED UPON THE FOLLOWING DESCRIPTION OF WORK:
The CONSTRUCTION MANAGER shall provide all Preconstruction Phase Services necessary to establish a GMP and all Construction Phase Services following the Award of the GMP for the facility identified in this Project Notification. 1) During the Architectural/Engineering Design Phase, the PRE-CONSTRUCTION MANAGER shall advise the A/E on the costs and selections of the building systems. 2) The CMAR shall offer recommendations for cost reductions and expedited building and construction systems. The recommendations shall be presented to the A/E and the District for consideration. 3) Provide document reviews and construction cost estimates for the Construction Documents at the end of the Schematic Design Phase, at the end of the Design Development Phase, and 75% completion of the Construction Documents. 4) Provide schedule updates during the design phases for the proposed construction. 5) The Mechanical, Electrical, and other systems could require early procurement, which could result in an early GMP for procurement only. 6) Other pre-design services as requested by the Owner.
The construction management services requested will be for the 970-student stations high performance / low EUI prototype elementary school. Occupancy scheduled for August 2027.
Construction shall incorporate all of the requirements set forth in the Permitted Construction Documents, School District of Palm Beach County Master Specifications, District Design Criteria, State Requirements for Educational Facilities (SREF) 2014, Florida Administrative Code (FAC) Chapter 6A-2, the Florida Building Code, and adhere to the CPTED (Crime Prevention Through Environmental Design) principles. The CONSTRUCTION MANAGER shall prepare all Project Documents in accordance with the requirements stated in Department of Education’s Chapter 6A-2, SREF and FAC.
