Once appointed, the Sequestrator is responsible for collection of delinquent real estate taxes and/or municipal claims, and focus primarily on rental-income- producing properties that owe delinquent taxes and/or municipal claims, primarily commercial and tenant-occupied multi-family, including the following: Anticipated that Sequestrator will hire an agent or agents to serve as property managers, as appropriate, which may include, but shall not be limited to, collecting rent and any other property income; making evictions and performing other legal services, as deemed necessary and appropriate; paying all expenses (including insurance to the extent appropriate); maintaining the premises; arranging for necessary repairs; responding to emergencies in circumstances in which an owner would properly be called upon to respond; paying all new taxes and assessments as they come due; and paying off back taxes and liens as funds are available.
