STABILIZATION 12. PORCH (FRONT AND REAR) CEILING / ROOF/ WALLS /FLOOR 12.1. Porch Ceiling/Roof/Walls: 12.2. Wrap soffit and fascia beams with new, PVC coated, aluminum trim. Install vinyl, vented soffit. Confirm color of system with Owner/Architect. 12.3. Wrap porch beams with new, PVC coated, aluminum coil wrap. 12.4. Flashing: 12.5.1. Install drip edge at roof edge if none exists. 12.5.2. Fix headwall flashing if needed. 12.5.3. Replace shingles on the porch roof. Install new Owens Corning Oakridge Laminated Architectural Roof shingles, 30-year. Confirm color with Owner. 12.5.3.1. Replace damaged portions of the roof sheathing as required, with 23/32” Plywood Sheathing. 12.5.4. Provide new mailbox - Architectural Mailboxes Saratoga Black, Medium, Steel, Locking Wall Mount or approved equal. Color Black. 12.5.5. Replace House numbers with Hillman Distinctions 5-in Black; Model #844715 or approved equal. Install it with a floating, mounting option. 12.6. At the front porch, install new, painted PVC beadboard at ceiling with ¼” round PVC trim. Paint White. 12.7. Construct new P.T. Wood rear deck and P.T. closed riser steps to grade. 11” tread depth, and 7” rise. Refer to drawings for overall dimensions. Deck Boards: Trex Enhance Basics 16-ft Clam Shell Grooved Composite Deck Board or approved equal. Confirm color selection with owner/architect. Deck Railing: Aria Railing 36 in. Black Powder Coated Aluminum Preassembled Deck Railing System or approved equal. Trex Enhance Basics 16-ft Clam Shell Grooved Composite Deck Board or approved equal. 12.8. Replace the siding at the porch gable with new, vinyl siding. Install 1”, painted trim at perimeter of gable. CertainTeed Cedar Impressions Vinyl 6 1/3 Inch Perfection Shapes (1/3 Square) or approved equal. Confirm color with owner/architect. 12.9. At the front porch, demolish and replace in kind the front steps with new reinforced, 3000 PSI concrete steps. Stair finish to be non-slip, horizontal broom finish. Slope treads maximum 1 degree for drainage. Min. 10.5” tread depth, and maximum 7.5” rise 12.10. At the front porch, remove all debris from the concrete slab, and prepare to paint. Patch all cracks. Paint with (2) coats of elastomeric masonry paint. Confirm final color with owner/architect. 12.5.11. Spot-point brick as needed on porch walls and columns. Provide grout and caulking at intersections of porch walls and house exterior walls. The new grout is to match the existing color and hue. 12.5.12. At the front porch slab, saw cut and remove compromised 4’0”x4’0” section. Predrill (2) 3” deep holes at each side of the “void”. Vacuum out holes to remove dust, insert epoxy, and embed minimum 4’0” long, #4 rebar at each hole. Pour new 3,000 PSO concrete into void. Skim coat the entire slab, and paint with (2) coats of elastomeric masonry paint to finish. Confirm final color with owner/architect.
