Specifications include, but are not limited to: The Vendor shall manage, operate and maintain or cause to be maintained all HVAC & Cooling Tower, CHP, boilers, Walk-in coolers, freezer and water softening equipment (listed below) on the buildings grounds to ensure efficiency, long-term reliability and conservation of capital investment. Prudent maintenance must be provided in accordance with industry standards, equipment manufacturers’ instructions, warranty requirements, and the operating and maintenance manuals to ensure manufacturer’s instructions, warranty requirements, and the operating and maintenance manuals to ensure manufacturer’s warranties remain in effect. Provisions shall be made for enforcing existing equipment warranties and guarantees, and for maintaining all warranties in new equipment purchased after the effective date of the services agreement.
