Specifications include, but are not limited to: 1) Remove all existing EPDM (Ethylene Propylene Diene monomer) membrane, sheet metal flashings and dispose of. 2) Remove and dispose of existing gutters and downspouts. 3) Remove and replace approximately 800 sq ft of damaged insulation on SW corner where roof blew off. 4) Remove and replace approximately 60 linear feet of deteriorated 2x4 on SW corner where roof blew off. 5) Evaluate all insulation and wood nailer after membrane is removed. (Line-item cost per sq ft for damaged insulation, and Iinear foot cost for deteriorated wood nailer.) 6) Remove and patch 2 roof vents from old boiler system. 7) Install new 2x4 wood nailer around perimeter of roof to match new insulation height. 8) Install 1 layer of 1 ½" polyiso insulation (or equal/greater R-value) and mechanically fasten to deck per manufacturer's specifications. 9) Install and adhere 60miI black EPDM roof system. (Approximately 16,000 square feet) Complete with all associated membrane flashings. 10) Fabricate and Install (no less than) 24 ga prefinished metal flashings associated with the membrane roofing. (Gutter and rake edge). Approximately 555 feet 11) Fabricate and install new (no less than) 24 ga gutters and 10 downspouts. 12) Provide a 20-year NDL manufacturer's system warranty.
