COMMERCIAL REAL ESTATE
1. Mission Support and Test Services, (MSTS) is seeking to locate a facility within the Las Vegas Nevada metropolitan area that could accommodate a national training space for the Department of Energy (DOE) National Nuclear Security Administration (NNSA) Nuclear Emergency Support Team (NEST) responders.
2. Preferred Property:
2.1. Property should be approximately 15K to 20K square feet of office and classroom space and enough outside parking space to fit approximately 75 vehicles.
2.2. The facility shall be able to accommodate the following requirements:
2.2.1. The preferred facility should have sufficient space to allow room for three large training rooms, several smaller training rooms (as space dictates), equipment storage room, staff offices (as space dictates), kitchen space and bathrooms.
2.2.3. The facility shall be able to accommodate the maximum capacity of 120 people.
2.2.4. The security level of the property will be at Property Protection Area, (PPA), so card readers will need to be installed to all entrances into the training and office facility.
2.2.5. The facility/property landlord willing to agree with any modifications that may be required to ensure the facility is fully operable to MSTS standards.
2.2.6. Seeking a facility with a 12’ high and about 10’ wide roll-up door and enough space to park 4 – 6 large SUVs indoors.
2.2.7. The preferable facility location shall be within 25 miles of hotels and restaurants.
2.3. Optional Considerations:
2.3.1. All of the training rooms will require audio-visual (AV) equipment capability and the offices require the capability for a standard information technology (IT) suite.
2.3.1.1. MSTS willing to install these features, but the facility must have the electrical capability to accommodate for AV equipment and IT suite requirements.
2.3.2. The space should also have several reproduction (network printer/scanner/copy) areas.
Expression of interest must include the following:
- Building Name, address, and location of the available space within the building.
- Rentable square feet available and expected rental rate per rentable square foot, fully serviced.
- Indicate whether the expected rental rate includes an amount for tenant improvements and state the amount, if any.
- Date of availability
- Building ownership information, and contact information
- Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required parking (if any).
- Energy efficiency and renewable energy features existing within the building
- List of building services provided

MSTS considering alternative space if economically advantageous. In making this determination,
MSTS will consider, among other things, the availability of alternate space that potentially can satisfy MSTS requirements, as well as costs likely to be incurred through relocating.
