U.S Dept. of Interior, Office of Facilities and Administrative Services / Office of Aviation Services, is interested in leasing approximately 1,500 square feet of hangar space for a CESSNA U206G, or other similarly sized aircraft, along with adjacent locker storage space.
LEASE TERM: Five (5) years; one (1) year firm term.
Place of Performance, Delineated Area: Lawrence County, SD
Building must be capable of meeting the Government’s security requirements. All services, supplies, and utilities are to be provided as part of the rental consideration. Brokers or agents may represent property owner, but written authorization from the owner is required. Subleases are gernally not acceptable. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as 100-year floodplain).

Expressions of interest must include building name and address, location of space in the building, usable square feet offered, and the Project Number – DOIOAS-3000000001547.
Space shall conform to GSA and FAA requirements for fire and life safety; and shall be ABAAS compliant and asbestos-free. The building and parking must be accessible to government personnel 24 hours per day, seven days per week. Occupancy is required in approximately July 2024.
Airport General Requirements. The airport where the hanger will be located must meet the following general requirements:
- Open to the public, with adequate security provisions, including fully fenced airfield and locked access
- 100LL fuel availability
- FBO Services
- RNAV landing system approach
- On-site aircraft MX providers as described below
- On-site Aircraft rescue and firefighting
On location maintenance. Maintenance services must be available and located at same airport, to include:
- all Cessna and FAA required inspections that include, 100hr, 200hr, 500hr, and annual inspections;
- basic avionics related repairs;
- heavy aircraft and engine repairs, to include, sheet metal repairs, replacement of engine cylinders, landing gear removal and installation, aircraft weighing; and
- services available for immediate call out for maintenance and provide service under short or very limited response times, as survey work has limited windows that they must be accomplished in.
Airport Runway requirements: A lit, paved (asphalt/concrete) runway, RNAV approach, with a minimum length of 4,000 ft, width greater than 50 ft.
Hangar requirements:
- Size: An enclosed building, capable of housing a CESSNA U206G, plus storage described herein.
- Shared: Leased space can be within a shared hanger, however the Dept of Interior aircraft must be accessible (ability to move in and out of the hanger) without moving other privately owned aircraft.
- Insured and in compliance with local government and airport authorities’ requirements.
- Access to runway.
- 24-hour secured facilities.
- Pilot access to the aircraft outside of normal business hours.
- Lighting and 110-volt power available to charge batteries.
- Climate control heating for winter weather for occasional light maintenance and winter operations.
- One large fire extinguisher.
- Parking access for at least one pilot.
- Allowance for personal lockers (two large metal lockable type cabinets) for OAS Pilot flight gear storage (helmets, boots, PPE, etc.)
- Space for OAS owned aircraft spare parts, air compressor, rolling toolbox, fire-fighting water buckets, remote hooks, and consumables cabinets.
- Pilot Lounge
- Desk space for preflight planning etc.
- Ground support personnel availability w/in close proximity.
- Standard hours of operation for ground support
- As is, no tenant improvements required.
- Asphalt/concrete ramp to hangar floor transition with minimum elevation change
Offered space must meet Government requirements for security, fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required.
Prior to award the lessor shall have current registration in SAM.gov. Note: Entities not currently registered in the System for Award Management (SAM.gov) are advised to start the registration process as soon as possible.
