U.S Dept. Of Interior (DOI), Office of Facilities and Administrative Services / Office of Aviation Services, is interested in leasing approximately 1,500 square feet of hangar space for a DAHER KODIAK 100 (landplane or amphibious), or other similarly sized aircraft, along with adjacent locker storage space.
LEASE TERM: Five (5) years; one (1) year firm term.
Building must be capable of meeting the Government’s security requirements. All services, supplies, and utilities are to be provided as part of the rental consideration. A fully serviced lease is required. Brokers or agents may represent property owner, but written authorization from the owner is required. Subleases are generally not acceptable. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as 100-year floodplain).
Space shall conform to GSA and FAA requirements for fire and life safety; and shall be ABAAS compliant and asbestos-free. The building and parking must be accessible to government personnel 24 hours per day, seven days per week. Occupancy is required in approximately July 2024.
Parking Spaces (Total): 2, surface, non-reserved
Airport General Requirements. The airport where the hanger will be located must meet the following general requirements:
- Open to the public, with adequate security provisions, including locked access
- Hangar space available for lease
- Jet-A fuel availability
- FBO Services, including full-service aircraft movement
- Instrument landing system and GPS approaches
- Multiple runways
- On-site Aircraft rescue and firefighting
- Control tower
- Secure vehicle parking
Runway requirements: Multiple lit, paved (asphalt/concrete) runway, Instrument Landing System (ILS) and GPS approaches, with a minimum length of 4,000 ft, width greater than 50 ft, under operation of a control tower.
Hangar requirements:
- Size: An enclosed building, capable of housing a Daher Kodiak 100 (landplane or amphibious), plus storage space as described below
- Shared: Leased space can be within a shared hangar, however the Dept of Interior aircraft must be accessible (ability to move in and out of the hanger) without moving other privately owned aircraft.
- Insured and in compliance with local government and airport authorities’ requirements.
- Access to runway.
- 24-hour secured facilities.
- Pilot access to the aircraft outside of normal business hours.
- Lighting and 110-volt power available to charge batteries.
- Climate control heating for winter weather for occasional light maintenance and winter operations.
- One large fire extinguisher.
- Parking access for multiple aircrew vehicles.
- Space for personal lockers (two large metal lockable type cabinets) for DOI pilot flight gear storage (helmets, boots, PPE, etc.).
- Space for DOI owned aircraft equipment, including but not limited to storage space for spare parts, fluids, survival gear, telemetry equipment, etc.
- Ground support personnel availability w/in close proximity.
- Standard hours of operation for ground support, with callout available.
- Ability to wash(clean) the aircraft inside/outside the hangar with an approved drain system for holding contaminants.
- Hangar storm rating or resistance
- As is, no tenant improvements required.
- Asphalt/concrete ramp to hangar floor transition with minimum elevation change.
Offered space must meet Government requirements for security, fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.
Prior to award the lessor shall have, and shall maintain during the lease, a current registration in the System for Award Management (SAM.gov). Note: Entities not currently registered in SAM.gov are advised to start the registration process as soon as possible.
