The Department of Veterans Affairs seeks to lease approximately 7,200 ABOA* square feet of clinical space with a minimum of 35 parking spots, eight (8) of which are marked and designated as handicapped for use by VA as a Medical Clinic in the delineated area explained below within Platte City, MO. The maximum rentable square feet (RSF) cannot exceed 10,000 RSF. VA will only consider leased space located in an existing building and WILL NOT consider land for new construction for a build-to-suit lease option at this time. The VA will require any space being offered to meet the following criteria: A lease for up to 10 years with a five-year firm term; Occupancy is required by May 2025; Offered space can be on no more than one (1) floor; space must be contiguous; Shall be able to provide 8,975 rentable square feet (RSF)/7,180 ABOA; On-site parking for a minimum of 35 vehicles is required, of which at least eight (8) spaces must be ADA compliant; Proposed property shall not be located within the 100-year flood plain; Proposed property must meet Federal and Local Government requirements for fire safety, physical security, accessibility, seismic, and sustainability standards. A fully serviced lease is required. Offered space must be zoned for VA s intended use. The proposed property must be within the delineated area as follows: NORTH: 92 HWY/HH HWY SOUTH: NW 136th St. EAST: N Bethel Ave. WEST: N Farley Rd To be included in initial considerations, interested offerors shall address ALL the following when responding to this announcement: Proposed Property address with a map showing property within the delineated area. Note, if responding and you are not the property owner, i.e. broker, provide written statement from property owner (owner letterhead) authorizing you to represent the owner. Documentation evidencing that proposed property is outside the 100-year flood plain. Documentation delineating the cost advantages to the Government for relocating to proposed space. Documentation delineating offerors ability to meet all the Governments requirements identified in this announcement. Amount of space offered. Cost. i.e. dollar per square foot. Responses to this notice will assist VA s Office of Real Property (ORP) in determining if the acquisition should be set-aside for competition and restricted to SDVOSB or VOSB concerns in accordance with 38 USC Sec. 8127. The magnitude of the anticipated construction/buildout for this project is between $1,000 and $10,000. VA makes monthly rental payments in arrears upon facility acceptance and may elect to make a single lump-sum payment for specified tenant improvements. VA makes no progress payments during the design or construction/build-out phases of the project. This is not a request for proposals, only a request for information for planning purposes, and does not constitute a solicitation. A solicitation may or may not be issued. SDVOSB and VOSB firms are invited to provide information to contribute to the market research for this project.
