The U.S. Government is seeking to lease a facility located within 50 miles of the City of North Platte, Lincoln County, Nebraska, to support the U.S. Army Reserve's operations. The required space will be utilized for office and vehicle maintenance activities, as well as a fenced-in motor pool and separate privately owned vehicle parking area. The space requirements include approximately 17,400 square feet for a vehicle service garage, which will be used for office and vehicle maintenance activities, and an additional area that includes space for vehicle storage, totaling approximately 20,400 square feet and a 100' x 100' (10,000 SF) fenced graveled vehicle parking area and loading ramp. The office/maintenance/parking complex must be located on a maximum of 2 sites and total approximately 1.1 acres of land.
The lease term will commence on May 1, 2025, and expire on April 30, 2026 with an option at the lessee's discreation to extend for an addition four (4) one (1) year terms, subject to termination and renewal rights as may be set forth in the lease agreement. The leased space must meet all applicable Government requirements for fire safety, accessibility, and sustainability standards. The lessor must provide all utilities, real estate taxes, insurance, trash removal, cleaning services, snow removal, and ground maintenance as part of the rent costs. The U.S. Army Reserve will be the sole occupant of the leased area.
The current use of the space is as a vehicle service garage. The total site size is approximately 37,800 square feet, comprising 17,400 SF for the service garage, 20,400 SF for additional vehicle storage, and 10,000 SF fenced graveled vehicle parking area. Interested parties must submit an expression of interest that includes the building name and address, location of space within the building, rentable square feet offered, a site plan that shows the layout of the vehicle storage lot, including the 100' x 100' fenced graveled vehicle parking area and loading ramp, and a floor plan for the offered building. It is also a requirement that the offered space shall not be located within the 1-percent-annual-change floodplain (formerly referred to as the “100-year” floodplain).
The Government reserves the right to conduct a cost-benefit analysis, which may include move and replication costs, to determine the most cost-effective option for meeting its space requirements. Expressions of interest must be submitted electronically through the System for Award Management (SAM) website. Interested parties are encouraged to submit their expressions of interest as soon as possible to ensure consideration. Note that this is a solicitation for an offer to lease a facility to the U.S. Government, and the U.S. Government reserves the right to reject any or all offers, and to negotiate the terms of the lease with the selected offeror.
