Specifications include, but are not limited to: The Beaufort County School District ("Owner", "District") is pleased to invite professional architectural design firms to submit qualifications in response to this Request for Qualifications ("RFQ"). This formal request is for a professional firm to provide full services as described, but not limited to, within the scope outlined in the AIA B101-2007 contract documents for the design of a new 9 - 12 grade school and site master plan. Selected architect will assist the Owner in developing a master plan for the 224 acre site. The proposed 9-12 grade school(s) will be limited to a portion of the 224 acre property. A master plan for the entire property shall be developed by the architect and submitted through the Town of Bluffton master plan review process for approval. The new facilities for construction may involve multiple structures. The new facilities will work with the developed master plan for the site. The building(s) will include 9 - 12 grade curriculums as determined by Owner. Full complement of all programs and activities will also be included. This project will be located on property already owned by Beaufort County School District and known as the New Riverside property in Bluffton, SC. This property is identified on the Beaufort County tax maps as parcel R610 044 000 0125 0000. This project is to be completed and occupied prior to the 2016-2017 school year. The school(s) core and functional areas will be designed to efficiently use available land and provide optimal relief for overcrowding at the Bluffton area middle and high schools. Expected capacities will be a 1,400 student initial capacity with the core of the building(s) designed to accommodate 1,800 students and additional classroom wing(s) expansion to be planned to allow for 1,800 students. Selected architect will assist the OWNER in developing the space program as well as adopted Design Standards and Guidelines for use in the design of the new facilities.
