Specifications include, but are not limited to: • Visual inspection of the top, bottom, and vertical surfaces of all supported decks, beams, columns, exterior panels, electrical rooms, underground building entryways, and all surfaces showing defects such as staining, cracking, or delamination. • Chain dragging of the deck. • Inspection of previous repairs. • Visual inspection of all expansion joints, • Concrete testing to determine salt concentrations. • Inspect and document repairs needed in stair towers, pre-cast panels, exterior retaining systems, etc. • Perform an evaluation of accessory components of the garage, including doors, windows, electrical rooms, lighting, drainage, etc., and make recommended repairs and estimate associated costs. • Prepare estimates of the remaining service life of the deck and its essential structural components. • Develop a prioritized list of repair options with associated costs and impact on the service life of the garage. • Develop replacement options with associated costs. • As part of replacement options, including the possibility of salvaging material or equipment for sale to recoup the cost.
