Specifications include, but are not limited to: 108 Pine Avenue 1. Remove existing roof completely and properly dispose of all demolished materials. 2. Design and install a replacement waterproof roofing system. 3. Insulate roof with R30 insulation. 4. Add 3070 metal door with panic hardware, closer, threshold, weather strip, and awning on the outside at the rear of building. 5. Install 20’x11’ store front system including door, dark bronze framing insulated/tempered glass to front elevation. 6. Remove stucco from the front of the structure, clean and tuck point mortar joints. 7. Rework front and rear slab to correct drainage. Install a patio area behind building to the end of existing berm. 8. Design and install a handrail at the front entrance to match existing handrails on Pine Ave and be ADA compliant. 9. At the back wall of the building remove existing framing and exterior finish that currently covers where previous roll up door was installed: Option 1: Brick entire opening with a close matching brick. Option 2: Install storefront glass system without a door, dark bronze framing insulated/tempered glass to rear elevation. Option 3: Install storefront glass system including door, dark bronze framing insulated/tempered glass to rear elevation. 108 Pine Alternates Alternate # 1 Install a complete HVAC system to heat and cool the building. Alternate #2 Install a complete electrical service system. Alternate #3 Install two complete unisex bathrooms, one being ADA compliant.
