Specifications include, but are not limited to: CLEANINGS -Cleanings will encompass all fireside and waterside surfaces. -Firetube bellies will be washed and cleaned of any rust or scale present. -All water columns will be opened and cleaned including the inspection crosses. Gage glasses and gaskets will be replaced at this time. -Fireside surfaces on all boilers will be opened and inspected. Surfaces will be washed or brushed as required and re-sealed as necessary. -Burners, diffusers, electrodes and/or pilot assemblies will be inspected and adjusted as required. -All gaskets, gasket kits and other materials used will be appropriate for closing the boilers. - All units will have safety devices and limits tested and be fired and tuned upon completion of service. Service and combustion reports will be given to site personnel to file. -Dust, soot, noise and odors will be kept under control at all times. -Daily site clean-up will include sweeping, vacuuming, or mopping as required to maintain a clean engineering space. Cleaning materials and debris will be bagged and removed by vendor for disposal. It is to be understood that each boiler is being opened for inspection. At the end of opening and cleaning the respective units will be left open until inspected by owner’s representatives. At this time any repairs or discrepancies will be addressed. Upon completion, the vendor will be contacted to coordinate dates for closing and completion of service. For planning purposes the expected “man hour” timeline is as follows: Cleaver-Brooks boilers, 2 men for one day to open and clean. 2 men for one day to close, fill, fire and tune at the end of service. H.B. Smith boilers, 1 man for one day to open and clean. 1 man for one day to close, fill, fire and tune at the end of service. Emergency Repair Work -Emergency repairs will be considered outside of this agreement. -Emergency repair work will be invoiced separately from this agreement -Emergency repairs or equipment modification will be initiated, approved and scheduled by DCAMM prior to the start of work. Notice to Vendors: For repair services only the vendor is required to comply with prevailing wage rates.
