Specifications include, but are not limited to: 1. Roof replacement – The existing cedar shingle roof is weathered and exhibits cupping in some areas. The roof requires replacement including inspection and repair to flashings, gutters and downspouts as required. 2. Window restoration – All the windows need to be restored including removal of existing coatings of paint from sashes and jamb surfaces, repair, reglazing and repainting of sashes and frames. Five window sashes on the west facade have been restored and will require cleaning and re-painting. 3. Bulkhead and Drainage – The existing bulkhead has deteriorated and needs to be re-built. There is water infiltration around the bulkhead into the finished basement during heavy rains. The area around it has poor drainage and needs to be re-sloped. There is also a basement widow that needs to be removed and infilled with masonry brickwork. 4. East & North Elevation Wood Fence & Gate Restoration – The existing wood fence that runs along the east (Benefit St) and north (Hopkins St) sides need to be restored/repaired or rebuilt and repainted. 5. Chimney cleaning – The chimney needs to be inspected for repairs (masonry, flashing and caps) and cleaned to prevent latent creosote leaking into the interior of the building. 6. Exterior Lighting – All exterior lighting for security, events, walkways to be upgraded. Include a lighting consultant and electrician to advise on lighting required and to install new wiring, circuitry, and lighting. 7. Front Entrance Railing and Brownstone Repair – The front entrance brownstone and stair railing is to be inspected and repaired as required. 8. Exterior Painting – The entire exterior of the building excluding the windows, is to be prepared for painting and painted.
