Specifications include, but are not limited to: The scope of work includes the location, identification, inspection and repairs and documentation of operation pertaining to all fire dampers installed with buildings owned/operated by BCSD. This includes approximately 32 locations, ranging from 62,000 SqFt, to approximately 150,000 SqFt, with a cumulative total of approximately 3.7 million SqFt (See Exhibit A). Contractor shall work with the BCSD to set a schedule for inspection of buildings. The inspection schedule for buildings may be divided along the 5 year contract period at the discretion of the District. All buildings may not be completed during the first year. a) Inspect dampers per NFPA Standards 80 and 105 b) Clean dampers via brushing and/or vacuuming, removing any debris which would inhibit proper operation c) Operate dampers; lubricate track with dry lube (TFE) d) Check fusible links. Contractor to provide fusible link, if replacement is needed e) Manually activate actuators on electric smoke and or combination dampers to verify operations of said damper. Deficiencies with actuators will be included in the report. f) Installation of properly sized access doors to facilitate proper inspection as deemed necessary with before and after digital photograph of the location and documentation of the installation on the final report g) Compile report to identify: i. PDF’s of floor plans identifying damper locations ii. Damper specifications iii. Deficiencies found iv. Repairs required v. Digital photograph of each damper before and after performance of the inspection showing the damper in the full open and closed positions vi. Should a damper be completely occluded by layers of utilities or is otherwise totally inaccessible, location will be noted and facts recorded and included in the report vii. All information to be compiled on digital sharing software and submitted prior to payment h) Affix suitable identifier to each damper location and provide mutually agreed upon industry standard method (drawing, software, etc.)to allow simple cross reference of the following: i. Damper number ii. Damper make and model iii. Location on digital sharing software if needed iv. Inspection date v. Photo documentation
