Specifications include, but are not limited to: The Preventive Maintenance contract price includes all equipment associated with the HVAC and ATC systems, including, but not limited to, pumps, compressors, heat pumps, coils, controls, cooling towers, valves, etc. Vendors shall bid for a full-service preventive maintenance contract for heating, air conditioning and ventilation. Planned maintenance, filter materials, shut-down and re-start systems, coil cleaning (as needed, annual at minimum) chimney cleaning and servicing, are all to be included in the annual fee. Also included: Change all HVAC filters as needed (quarterly at a minimum, filters are to be dated as installed), check belts, bearings, and lubrication (quarterly at a minimum), cooling and evaporative towers shall be checked monthly during cooling season, run efficiency test during boiler start-up and half-way through heating season.
