Specifications include, but are not limited to: The University of North Dakota is looking to renovate a portion of Starcher Hall into a Black Box Theater. Starcher Hall was built in 1980 and is a four-story 58,000 sq. ft. building with classrooms, offices and research laboratories that support the Department of Biology within the College of Arts & Science. This building was named after the ninth president of the University of North Dakota, George W. Starcher. It was originally designed by Grosz & Anderson Architects, a local firm. This remodeling will occur in what was an Industrial Arts educational program that featured the fabrication of objects in wood or metal using a variety of hand, power or machine tools. This is a transformative project that will require a comprehensive demolition of walls, and ceiling to create a space adequate for the functions of a black box theater. The selected architect will work closely with UND Facility Management, CMaR representative, and the Department of Theatre Arts. The Budget has been determined to be $2,000,000.00. Primary Objectives for this project include: • The physical height of this space is at 12’-6” to the bottom of the roof bar joists and 15’-0” to the metal decking. The design needs to embrace this limited height as an opportunity to create a more intimate user experience. • Heighten the new black box space sound and sightline quality • Improve accessibility and safety of the space with proper exiting and accessible seating • Create a lobby space associated with a new entry to improve the patron experience that would include a better flow in and out of the black box, provide access to existing restroom facilities or create new and provide the possibility of concessions. • Analysis of building condition and deferred maintenance review, building code analysis, life safety issues, accessibility, and restroom upgrades, along with a re-evaluation of the MEP systems. • Upon approval of the Programming/Pre-Design phase the A/E team will provide the basic services of their typical AIA contract which includes, Schematic Design, Design Development, Construction Documents, Bidding and Contract Administration – all within the Construction Manager at Risk (CMaR) delivery format.
