Specifications include, but are not limited to: Plymouth State University is soliciting Construction Management Services to construct the renovations planned for Samuel Read Hall to expand the nursing program. The scope of work for this project is to renovate the 3rd floor of the building to allow for expansion of PSU’s Nursing Program. These renovations will enable the teaching spaces, simulation labs, and the program’s administrative offices to be consolidated on a single floor within the building. This project will be executed under a construction management form of delivery. Architectural and Engineering Services have been solicited and selected through a separate process. Phase I Pre-Construction Services • Review schematic design documents (SDs), design development documents (DDs), and construction documents (CDs) for completeness, constructability, construction options and estimating purposes. • Assist with the packaging of alternates and allowances, and phasing options for bidding purposes. • Attend design meetings. • Prepare construction project estimates and options for presentations to Owner’s project manager and design team. One complete CSI-formatted estimate will be required at the completion of schematic design; and one at the completion of DDs. The CM will also provide a running tabulated estimate based upon added and deleted scope of work through DDs as a means of evaluating program or design changes and their impact on the overall project budget. • Assume responsibility for cost estimating. • Propose and evaluate alternative systems if appropriate and provide cost saving measures if necessary. • Provide selective demolition and investigative services as determined by the Owner, design professional and CM to assist in determining constructability issues or revealing unforeseen conditions as associated with the drawings. Phase II Bidding and Construction Phase Services • Provide all services as defined in the ConsensusDocs 500 Standard Agreement and General Conditions Between Owner and Construction Manager (Where the CM is At-Risk). The document may be reviewed in the Construction Forms section of this web site: http://www.unh.edu/purchasing/forms.html • Perform services consistent with the industry-accepted role of the construction manager. • Prepare sub-bidding packages, with firm dates and times for opening. Owner’s project manager and the design professional shall review the sub-bidding packages and bidders list prior to formal bidding. Owner’s project manager and the design professional shall attend the sub-bid openings. • Prepare bid summary tabulation sheets, by division, within 48 hours for analysis with Owner and design professional. • Prepare a GMP based upon the construction documents (CDs) in concurrence with the construction budget. If the GMP exceeds the published estimates and the construction budget, the CM must, at no additional cost to the Owner or the project, work with the Owner and the architect to modify scope, purchasing packages, allowances, alternates and/or create team-approved value engineering options and re-estimate the project to achieve the approved construction budget. • Coordinate, and be responsible for, phase management, planning, scheduling, and sequencing of all trades, including site logistics, staging and site loading plans. • Coordinate inspections with all authorities having jurisdiction to include, but not be limited to, the State Fire Marshall, the local fire department, the State Plumbing Inspector, the State Electrical Inspector, the State Elevator Inspector and others as necessary. • Provide supervision, safety training and quality control services. • Provide MEP coordination throughout all phases of the project to ensure constructability and avoid coordination conflicts within the documents and in the field. • Protect the general public from all construction related activities
