Specifications include, but are not limited to: The City of Hot Springs, Arkansas, on behalf of the Public Works Department, is accepting bids for work to be performed as described in the scope of work. The scope of work is to provide labor, equipment, and materials to replace approximately 7,650 sq ft of metal roofing and 5,250 sq ft of the front and sides at 228 Services Lane and approximately 2,270 sq ft of asphalt shingles at 226 Services Lane. The following specifications describe the minimum requirements for this project. The materials bid shall be of a new, current design production model and available to the commercial market. The bid shall include one (1) copy of the standard items manufacturer’s published specifications furnished unless otherwise noted and warranty. Bidders will have an opportunity to inspect the roof to determine the condition of the existing structures and verify the quantities. The City reserves the right to review the manufacturer’s specifications and to choose the materials deemed to be in the City’s best interest. In this regard, bidders are hereby advised that serviceability and functionality will be factors of an award in addition to price. The City of Hot Springs reserves the right to award the sections that are within the budget available for the project. The equipment shall comply with all state and federal safety requirements. Any deviations to these specifications shall be explained. 226 Services Lane ● Tear off the existing roof and metal trim to the decking ● Inspect decking, replace any plywood or fascia as necessary, seal all roof penetrations ● Install new underlayment and shingles per manufacturer’s specifications and the Arkansas Residential ● Code's latest edition ● Clean up the site on a daily basis ● Contractor is responsible for verifying estimated quantities and bidding accordingly; 228 Services Lane ● Remove all existing metal roofing, siding, and damaged beams as necessary ● Inspect any existing beams and replace or add them as necessary ● Install all new metal roofing and siding per manufacturer’s specifications ● Match the existing quantity of daylight panels ● Siding shall be brought down to 5 feet from the ground surface ● Clean up the site on a daily basis ● Contractor is responsible for verifying estimated quantities and bidding accordingly
