Specifications include, but are not limited to: The Scope of Services for this project is to execute all required elevator machine room improvements not being provided by Otis Elevator Company in order to bring the machine room into compliance with all current applicable codes and regulations. The selected General Contractor will be responsible for all aspects of construction, including permitting, bidding, and inspections. Please see Appendix C for scope of services provided by Otis Elevator Company. The following tasks have been identified as requirements for this project. The selected Contractor will be responsible for ensuring that proposed scope of services meets and satisfies all code requirements related to the elevator modernization project. Carpenty: - Install 7’6” hard lid ceiling in machine room below exposed plumbing to meet fire rating requirement. Install fire rated access hatches below any plumbing controls. - Remove all flammable sound dampening from Machine Room - Install new fire rated Machine Room door and jamb with auto close and spring lock - Install second layer of sheetrock in Machine Room, patch and seal all penetrations - Inside hoistway, install 75 degree angled surface on top of ledge at second floor - Inside hoistway, patch holes in concrete block for fire rating - Inside hoistway, patch sheetrock gaps between elevator door jambs and walls Plumbing: - Install sump pump designed for elevator pits with oil separator. To be pinned to floor of hoistway and discharged to sanitary sewer Electrical: - Ventilate Machine Room – install thermostatic fire rated 150 cfm exhaust fan for temperature control requirement. Vent to hoistway and install fire rated passive air intake. - Replace Elevator main power disconnect with shunt trip breaker - Relocate Machine Room lighting to accommodate hard lid installation - Re-route electrical conduit to elevator machinery
