Specifications include, but are not limited to: 2.1.The State of Vermont is interested in obtaining bids to meet the following business need(s): 2.1.1. Provide preventative maintenance and repair services on State Owned Chillers located throughout the State of Vermont. 2.2.The preventative maintenance on the chillers will include a seasonal start up and a full shutdown on each chiller. Please follow chiller manufacturer directions on each chiller type. The following is a minimum service that each chiller will see each year. 2.2.1. The Spring startup will include: • Report into building being serviced • Report any abnormal conditions, measurements taken • Inspect for leaks • Clean coils and or tubes • Lubricate all bearing, fittings, etc. • Inspect Control Panels • Verify the working conditions of all indicator lights/alarms • Check all fluid levels and refill as needed • Change filters as necessary • Check motors and starter for proper operation • Verify flow through evaporator • Run chiller to verify proper function and operation • Review Operating procedures with building maintenance staff 2.2.2. The Fall Shutdown will include: • Report into building being serviced, review any issues since last service • Shutdown the chiller, pumps, and equipment • Drain the chilled water piping if required • Fill piping with glycol if required • Review operating procedures with building maintenance staff 2.3. All work performed under this contract will be planned and scheduled by Project Managers from the Department of Building General Services (BGS), or other Agency/Department coordinating the work. The Project Manager will work closely with both the contractor and the Agency/Department requiring the work and will approve all invoices for work completed under this contract. 2.4. Typical working hours will range between 6:00 AM and 5:00 PM, Monday through Friday, but occasions may arise which would require work to be performed before or after these hours, on weekends, or holidays. The typical working hours may vary by the type of facility or the operational needs of the Agency/Department where work is being performed and will be established at the beginning of each project. 2.5. The Contractor is required to notify BGS personnel and management of any maintenance related issues that are discovered while performing work. 2.6. All unclaimed property found in or about the work area by the Contractor shall be turned in immediately to the Project Manager, with the location where the article was found. 2.7. Security Procedures in some State buildings require a background clearance be performed on any contractor working inside the building, prior to beginning work. 2.8. Subcontractors, if required, will need to be approved by the Project Manager prior to performing work as part of the contract.
