Specifications include, but are not limited to: The CMR will begin in an agency support role for design phase services and may hold the construction contract(s) with the City for construction of the project. Cost estimates will be provided at 30, 60, and 90 percent of Design Development. No later than at 90 percent of Design Development the CMR will submit a finalized guaranteed maximum price (GMP). Following acceptance of the GMP by the Owner and execution of GMP contract(s), the CMR will assume the risk of delivering the project. The Owner also reserves the right to decline the final GMP. Assuming a GMP contract is executed, the CMR will be responsible for construction means and methods, and will be required to solicit qualified, yet cost competitive, subcontracted work through quotes or, if CMR wishes to compete to self-perform, through published and competitive solicitation of bids in compliance with South Dakota Codified Law pertaining to Procurement by Municipalities
