Specifications include, but are not limited to: The PM program should encompass, but not be limited to, the following services for each fire station: • Inspection and cleaning: This includes inspecting all accessible components of the HVAC systems. Including and not limited to: o Cleaning air filters, Coils, Condensate lines, and Drain pans o Refrigerant levels o Fluid testing of department boilers o Electrical Controls and Components o Heat Exchangers • Performance testing: Evaluating airflow, temperature control, and system efficiency. • Lubrication: Lubricating moving parts according to manufacturer recommendations. • Calibration and adjustment: Fine-tuning thermostats, gas controls, and other system components for optimal performance. • Reporting: Providing detailed reports documenting the inspection findings, maintenance performed, and recommendations for any necessary repairs or replacements.
