Specifications include, but are not limited to: A. General Construction: 1. Wall blockouts and fire rated closure for control and signal fixture boxes which penetrate walls. 2. Provide all cutting and patching in machine room, hoistways and pits. 3. Patch and/or caulk all penetrations and voids in hoistway and around frames to ensure proper fire rating. 4. Provide all rigging, cutting, patching, etc., for removal of existing elevator equipment and installation of new elevator equipment in machine room. 5. Protect open hoistway and entrances during construction per OSHA Regulations. 6. Protect car enclosure, hoistway entrance assemblies, and special metal finishes from damage. 7. Remove any louvers, grating, blowers, heaters, including any associated conduit, piping, etc., not retained and utilized as a component of the HVAC system. Fire-safe any voids in machine room walls or floors created from removal of equipment to maintain fire rating of room. 8. Seal fireproofing to prevent flaking. 9. Replace all rusty conduit and equipment in machine room and pit. 10. Furnish and install label signage on exterior of door indicating “Elevator Equipment Room” in minimum 1/2" high lettering. 11. Paint machine room walls and ceiling white at completion of project. 12. Provide powered louvers for hoistway venting as required by Code. 13. Ensure code-compliant operation of pit sump system. 14. Furnish and install an “Oil Minder” system for sump system. Controls to be located outside of pit per Code. 15. Paint walls and ceiling white at completion of project. 16. Interior ledges created by glass mullions not to exceed 4". Replace all missing Plexiglass bevels. 17. Clean hoistway glass and apply approved 3M film to comply with requirements of ANSI Z97.1 for hoistway glass. 18. Remove existing steel gate at top of stairs leading to machine room. Construct new door frame with door and lockset. Keyed same as machine room door. 19. Clean stairwell leading to machine room. Paint walls. B. Electrical Work: 1. Furnish and install additional guarded lighting to provide19fc of illumination in machine rooms, as necessary. 2. Provide a single-phase copper power feeder to each elevator controller for car lighting and exhaust blower with individual protected, lockable “open” disconnecting means located in elevator machine room. Provide new panel in machine room. Car lighting and exhaust blower breakers to be fused at 15 amps per code. 3. Provide GFCI convenience outlets in pit and machine room. 4. Replace all rusty conduit, equipment, and brittle wiring in machine room and pit. 5. Furnish and install guarded lighting to provide 10fc of illumination in pit. 6. Verify proper operation of all smoke sensors at each landing and in machine room. Replace as necessary. Add additional relays, detectors, etc., necessary to provide code-compliant firefighters’ service recall operation. 7. Provide wiring, conduit, and programming to connect existing smoke sensors in each elevator lobby and the elevator equipment room to the new elevator controls. Provide additional signal modules as required to activate the Fire Hat signal in elevator control panel. 8. Provide emergency telephone line to elevator control panel in each elevator machine room. 9. Furnish and install an “Oil Minder” system for sump system. Controls to be located outside of pit per Code. 10. Provide provisions for CCTV with lockable “open” disconnecting means. Coordinate with Owner’s security contractor. C. Mechanical Work: 1. Remove existing HVAC unit from machine room wall. Furnish and install new unit. Unit shall be capable of maintaining a minimum temperature of 55° F and maximum of 90° F, and maximum 80% relative humidity, non-condensing. Provide all ancillary work required for complete system installation and operation.
