Specifications include, but are not limited to: Scope of work below is to reroof existing portables at the following sites: Serrano ES, North Ridge ES, Hendrick Ranch ES, Sunny Meadows ES, Creekside ES 1. Tear off existing roof down to the deck and clean deck thoroughly. 2. Loose lay rosin paper and nail a Type II Base Sheet according to FM I-90. 3. Install Stressbase 80, high strength rubberized smooth sheet in hot asphalt over entire roof surface in hot asphalt 4. Install an additional layer of Stressbase 80 sheet in all angles, penetrations, drains, and transitions in hot asphalt 5. Install high performance Stressply Plus FR Mineral over the entire roof surface in hot asphalt 6. After proper cure period, install 2 gallons of Pyramic Plus LO Title 24 coating over entire roof surface, two coats at 1 gallon per square per coat. Back roll each coat. 7. All units and equipment must be on curbs. If not present, build curbs according to NRCA guidelines and this specification. Build new wood curbs to replace any sleepers that are under units. All curbs to be a minimum of 8” higher than the finished roof surface. Roof over curb and cover with new 22ga metal pan. All mechanical units must be on curbs when project is complete. All existing pans will also be replaced with new 22ga metal pans. If pan is larger than a full sheet of metal, solder all seams. Contractor responsible to raise units and reinstall back and to include any electrical, plumbing, and gas connections. 8. Install new heavy-duty 22 ga T-Top vents to replace existing T-top vents. Sides of T-Top vents must be enclosed to limit wind blown rain. Opening of T-Top vents must be a minimum of 8” from finished roof height 9. Remove all pitch pans, flash in all round penetrations with new lead flashings. Pitch pans are not allowed on this project. 10. HVAC split lines that cannot be properly flashed per NRCA guidelines using lead flashings are to get a new fully soldered 22 ga pelican hood installed that is sealed internally with expanding foam to prevent any drips of water and/or wind driven rain to enter the building. 11. 4 lb lead must be used in all drains and pipe penetrations. 12. Install new Dura-Blok blocking made of recycled rubber; spaced 8’ O.C. Blocking to free float on top of roof surface. Secure blocks to conduit or pipe with new pipe strap/clamp hardware . 13. Replace all edge metal and counterflashings with new Kynar coated 24ga metal. Edge metal to have continuous 22 ga galvanized cleat. 14. Seal all duct work seams with Kee Lock mastic and fiberglass mesh. 15. Any non-round penetrations should be sealed with Tuff Flash LO liquid flashing with embedded Grip Polyester Firm. 16. Replace all vent caps with new to match existing 17. Replace all pelican hoods and heat vent flashings with new
