Specifications include, but are not limited to: Supplier shall provide preventative maintenance services for HVAC and Controls including but, not limited to the following requirements: a. 100 percent turn-key, fully functional, properly maintained and optimal HVAC and Control systems. b. Industry recognized ANSI/ASHRAE Standard Practices for Inspection and Maintenance of Commercial Building HVAC Systems. c. Labor, parts, components, and materials. d. Licensed journeyperson with substantial experience in HVAC and Controls supply equipment and repairs. e. Annual Schedule of preventative maintenance for each schools and locations to the Director of Maintenance and the Director of Optimization Services or designee. f. Monthly logs of all acceptable work performed to the Director of Maintenance and Director of Optimization Services or designee. The cost to prepare the scheduled report shall be included in the rates. g. Troubleshooting the system to diagnose the systems problem. The District shall not incur any extra charge for service. h. All services shall be performed per the manufacturer’s recommendations. i. Services shall be performed during normal working days and hours, defined as Monday through Friday, 6:00 a.m. to 9:00 p.m. (except scheduled holidays); List of HVAC Systems Products: Supplier shall provide maintenance services and products that include, but are not limited to the following: a. Inspect, HVAC units repair as need. b. Replace all failed worn, stationary and/or moving components and/or parts, including refrigerant, oil, bearing, motor systems, seals, gears, burners, actuators, controls valves, belts and switches. c. Replace fan arrays or fan walls with fan arrays. d. Replace pumps and motors. e. Exhaust fans f. Evaporative coolers g. Multi-zone units h. Air handlers i. Fan filters j. Fan coils k. Package outdoor unit l. Split-system m. Water source-unitary heat pumps n. Dedicated outdoor air systems (DOAS) o. Variable refrigerant flow (VRF) p. Variable refrigerant volume (VRV) q. Air curtain r. Air terminal units s. Dust collection system; Direct Digital Control (DDC) and Pneumatic Controls: Supplier shall provide maintenance and replacement services that include, but are not limited to the following: a. Core components, end devices, lighting panels b. Actuators c. System protocol (BACnet, LanWorks, proprietary or comb) d. Local area network communication structure (Peer-to-peer, Polling) e. Human machine interface (Drivers and Gateways) f. Third-party interface (Drivers and Gateways) g. Remote alarm and message capabilities...
