Specifications include, but are not limited to: a. The building framing consists of steel bar joists supported by structural steel beam/columns, metal deck, various layers of polyisocyanurate insulation and an adhered EPDM. b. Project scope includes removal of existing EPDM down to existing polyisocyanurate insulation. . c. All flashings included PT lumber blockings shall be removed roof flashings, parapets, and all adhered membrane curb overlays. d. Vent pile and mechanical duct post support boots shall be replaced. e. Existing roof slopes to drains will be maintained. f.. All membraned roof surfaces will receive a 1 ½” composite insulation board applications (where noted) over tapered or cricket insulation to match indicated drainage patterns. Composite cover board shall be mechanically fastened to the existing metal decking system. g. A 0.060 EPDM membrane shall be adhered to all roof surfaces. h. Kiln dried blocking will replace all preservative treated lumber. Flashing tie-ins, copings, fascias and wall tie-in flashings will be lead coated copper to match existing in gage. i. Penthouse siding shall be cut and 6” above the existing base elevation and J-strip reapplied to facilitate installation of membrane up sidewall and terminated beneath the J-strip flashing; all four sides of each penthouse. The cost of the work is approximately $ 360,000. The contract shall designate the Substantial Completion Date on or before 18 October 2024, and the Contract Final Completion Date on or before November 1, 2024.
