Specifications include, but are not limited to: a) Use trained and qualified personnel directly employed and supervised by the Contractor. Contractor’s personnel shall be qualified to keep the equipment properly adjusted and shall use all reasonable care to keep the elevators in proper and safe operation condition. b) Once a quarter, (or more often if required according to the elevator industry standard maintenance requirements), examine, adjust, clean, lubricate, furnish lubricants, and when conditions warrant, repair or replace, motors, generators and controller parts, including worms, gears, thrusts bearing, bearings, commutators, rotating elements, coils contacts, resistors, magnet frames and other parts as necessary. c) All replacement parts will be equal to or better than the parts installed by original manufacturer in terms of performance and quality. Parts may be new or refurbished; however, refurbished parts must meet the safety requirements specified by the elevator manufacturer and carry the same warranty as new parts. d) As repairs are completed, provide a list of repair parts, repair part numbers, condition of replacement parts (new or refurbished), and the source of the parts (manufacturer, re-seller, or fabricator) to the Facilities Manager or designee. e) Keep the guide rails properly lubricated, secured, and aligned at all times except where roller guides are used. When necessary, renew guide shoe gibs or guide rollers in order to assure smooth and quiet operation. f) Examine all safety devices, governors, and equalize the tension on all hoisting ropes with a frequency required by the elevator manufacturer and relevant regulations. g) Perform all safety tests required by the ASME A17.1, when due. The Agency reserves the right to have an official present during such tests. h) Renew all wire ropes as often as necessary to maintain an adequate factor of safety and repair or replace conductor cables. i) Use lubricants that are equal to, or better than, the quality specified by the equipment manufacturer. j) Examine, lubricate, adjust, repair or replace the following equipment: Interlocks Car and hatch door operators Car and hatch door hangers Door closer Signal system.
