Specifications include, but are not limited to: Perform necessary preventative maintenance on HVAC units; HVAC units needing service will be provided by the State. Annual Inspection (start May 1, completed by June 30) Visual inspection General cleaning and preventive maintenance Check and cleaning of condensers Check and cleaning of heat exchanger Check and cleaning of blowers Check and cleaning of fan blades and mounting Inspect exhaust fan, louvers, and controls Verify coolant/Freon level Verify heating and cooling operations Verify wall mount controls function correctly Replace air filters Exterior and interior inspection for rodent and insect damage Exterior and interior inspection for weather related damage Document and make maintenance report available Contractor shall not change the HVAC controller settings. The settings must remain between 39 and 79 degrees Fahrenheit. Repair any broken, or damaged HVAC unit with recommended manufacture parts and procedures. Prior to the repair, Contractor shall check with ITD to see if the part is already in inventory.
