Specifications include, but are not limited to: HVAC Upgrades: The building will be served by four new air handlers, two each located in the penthouse and attic. These units will provide heating, cooling and ventilation throughout the building. Chilled water will be generated with two new roof mounted air cooled chillers with remote evaporators located in the penthouse. New Variable Air Volume boxes will be replaced throughout the entire building with the addition of hot water reheat coils and associated hot water piping. All new controls will also be implemented to replace the antiquated pneumatic controls. Garage Repairs: Work to be performed within the parking garage will consist of repairing the concrete coatings, sealants, and spall areas critical to maintaining the structural integrity of the parking garage. The electrical scope includes the replacement of four (4) gate operator units, associated conduits, and power wiring for the entry/exit ramps.
