Specifications include, but are not limited to: 1. ROOF REPAIR The CONTRACTOR shall: A. Prioritize the repair and fix leaks at Hale A, D, and F Buildings as specified herein and then conduct repairs for Hale B, C, and E Buildings; B. Install staging area barricades or cones, post safety warning signs, and other necessary safety measures prior to the commencement of work; C. Prior to repairs, remove debris and pressure wash all existing roof surfaces, roof drain inlets, and gutters to remove dirt, oil, grease, rust, plant materials, and other surface contaminants that may inhibit adhesion of coating to be applied. Ensure washer’s pressure is not excessive and will not cause damage to existing roof surfaces and components; D. Remove any existing loose sealants on exhaust fans, bases, curbs, and flashings, and apply new sealant on any joints that need to be caulked and/or filled in; E. Replace any corroded rain gutters and downspouts. Reinforce all gutter interior seam connections; F. Apply rust primer/inhibitor on any rusted gutters’ interior surfaces at a rate based on the Manufacturer’s application specifications; The CONTRACTOR shall: A. Provide the following services, at a minimum, on a semi-annual basis for all buildings, Hale A through F, at the Waimano Hale Complex; 1) Provide a complete inspection to identify any needed repairs to roofs or gutters; 2) Provide preventive maintenance to include gutter and spout debris removal, cleaning of debris or plants on the roofs, and minor repairs; 3) Repair or replace any damaged rain gutters and downspouts; 4) Provide emergency leak response within twenty-four (24) hours and the necessary repairs such as, but not limited to, temporary repairs to provide immediate protection to the interior of the building (i.e. eliminate the intrusion of water to prevent further damage) and the required repairs after a comprehensive assessment. 5) Provide a report upon the completion of each maintenance and repair event that shall include a summary of work conducted including cleaning and minor repairs and recommendations for any extensive repairs needed.
