Specifications include, but are not limited to: The Contractor shall perform services to consists of, but is not limited to, the following: Monthly – Water Treatment Services Contractor shall perform the following: Furnish products to retard scale and corrosion in condensing water. Furnish oxidizing biocide tablets for the condensing water system. Inspect, clean, and calibrate chemical control and feed equipment. Provide water treatment testing and safety training for on-site personnel. Deliver and dispense all products to the proper locations (assigned storage locations). Provide complete hands-free delivery of all chemical products. All products shall be pumped from shipping containers to the onsite containment tanks. Remove and dispose of empty containers offsite. Provide access to online service reporting, data trending, and operator logs. Provide closed loop corrosion inhibitor for up to 20% water/chemical loss per Agreement year. Monthly - General HVAC Water Treatment – Chilled Water System/Hot Water Loop Contractor shall perform the following: 1. Contractor shall maintain the following components of the HVAC Water Treatment System: Chemical treatment test and control equipment. HVAC water-treatment chemicals. 2. Contractor shall inspect the water quality for HVAC systems to minimize corrosion, scale buildup, and biological growth for optimum efficiency of HVAC equipment without creating a hazard to operating personnel or the environment. 3. Contractor shall maintain the closed hydronic systems, including low temperature, hot-water heating, and chilled water, and shall maintain the following water qualities: Potential of Hydrogen (pH): Maintain a value within 8.0 to 10.5. Turbidity: Maintain a value less than 15 Nephelometric (NTU). Iron: Maintain a value less than 1 parts per million (ppm). Soluble Copper: Maintain a maximum value of 0.20 ppm. Conductivity: Maintain a maximum value of less than 5000 unit of measurement for conductivity (umhos). Microbiological Limits: Total Aerobic Plate Count: Maintain a maximum value of 1000 colony-forming units per milliliter (cfu/ml). Total Anaerobic Plate Count: Maintain a maximum value of 100 cfu/ml. Nitrate Reducers: Maintain a maximum value of 100 cfu/ml. Sulfate Reducers: Maintain a maximum value of 0 cfu/ml. Iron Bacteria: Maintain a maximum value of 0 cfu/ml. Treatment: Low temperature hot water, closed cooling, and chilled water -Mixture of sodium nitrite, borate, and copper alloy inhibitor; non-oxidizing, non-cationic biocide.
