Specifications include, but are not limited to: Quarterly Maintenance - Preventative maintenance and support of CRAC units may be done during normal business hours (Monday thru Friday, 7:00 AM – 4:00 PM); however, there may be times when work is required to be performed before or after normal business hours and on weekends. Preventative maintenance must include, but not be limited to: CRAC Units • Inspecting and replacing disposable air filters on each service. • Check refrigerant pressures. • Check for signs of refrigerant leakage. • DataAire firmware updates. • Check for proper operation in humidification and dehumidification system. • Tighten electrical connections. • Test for proper voltage and amp draw. • Oil and grease motors and bearings. • Check belts for proper condition and tension. o Adjusting belt tension. • Check for proper condensation drainage within unit. • Clean indoor coil with organic coil cleaner. • Comb coils to straighten any bent fins. • Hand clean condensation pan and clear condensation drain line with nitrogen pressure • Check that all electrical controls are working properly. • Vacuum internal supply and return air compartments. • Sterilize exterior and interior cabinets • Check indoor air cooling coils for proper heat transfer • Check all heating elements for proper operation including, safety controls. • Check duct dampers for proper operation, clean and lubricate as needed. Condensing Units • Check refrigerant pressures. • Check for signs of refrigerant leakage. • Tighten electrical connections. • Test for proper voltage and amp draw. • Oil and grease motors and bearings. • Clean outdoor coil with organic coil cleaner. • Comb coils to straighten any bent fins.
