Specifications include, but are not limited to: • Total space needed is approximately 3,500 rentable square feet +/- depending on circulation and common area factor. Please include both rentable and usable square feet in proposal and include the common area factor (%). • Ideal set up should include, but is not limited to: o 1 open room for dance studio of approximately 2,000 square feet. o 1 open room for dance studio of approximately 1,200 square feet. • All ceilings must be a minimum of 10 feet tall. • Open floor plan that can be made into two studios: either one large floor plan with a partition or two separate rooms with a larger and a smaller studio meeting studio size requirement. • Warehouse that is climate controlled with water, restrooms is acceptable • Tenant will provide dance equipment, portable marley dance floors, portable ballet barres and mirrors. • Most classes take place in late afternoon and evening, and often on Saturdays and Sundays. Will need access and HVAC during these times. • Need a facility where playing music and dancing will not interfere with other tenants. o 1 break room with 6 linear feet of cabinet with sink and electrical outlets for refrigerator and microwave of approximately 120 square feet. Tenant will provide small refrigerator, and microwave. o 2 restrooms.
