Specifications include, but are not limited to: A. Remove all debris from roof surface. B. Photograph and document any deficiencies on the Roof Inspection Checklist, Exhibit A-1. C. Immediately notify the CHP Facilities Coordinator of all deficiencies. D. Inspect interior of building for signs of water penetration, frost build-up, and structural distress. The CHP on-site contact will walk the facility with the Contractor. E. Inspect exterior of building for continuity of roof covering, deterioration of fascia’s, gutters, and soffits, and performance of flashings. F. Remove accumulations of soil which may support plant life resulting in roof damage. G. Inspect condition of flat roof surface for blisters and ridges, splits or cracks in the membrane, open end or lap joints in the cap sheet or membrane, exposed felts or deterioration of any component of the roof system. H. Inspect all walk pads for deterioration. I. Inspect for water ponding more than seventy-two (72) hours after it rains which exceeds 1” in depth. J. Inspect all flashings and/or gravel stops for deterioration, lateral tears or splits, and opening joints. K. Inspect any new penetrations from other trades such as, but not limited to, pipes, air conditioning (A/C) units, and satellite dishes. L. Inspect all flashings around equipment mounts, skylights, and roof top ventilators carefully for any signs of deterioration, foot punctures, or splitting in corners. M. Inspect skylights, smoke vents, vent stacks, pitch pans, and A/C ductwork to ensure they are sealed against water intrusion. N. Remove all debris from strainers over drain pipes, check seal between drain and roof membrane for any signs of drying or deterioration. Scupper will be opened to allow free drainage. O. Clean all gutters and downspouts to ensure proper drainage. P. Inspect gutters to ensure they are secured to building correctly. Q. Inspect shingles/tiles. R. All caulking should be touched up and filled in where required. S. Inspect all metal roofing for rust and loose fasteners.
