Services provided by the Broker will include, but are not limited to: 1. Provide necessary market listing services including, but not limited to, developing marketing strategies and materials, actively soliciting tenant and broker interest, and showing the spaces in the Property to prospective tenants. Marketing materials, project signs, advertising, etc. must be reviewed and approved by Proper Portland’s Communication Team prior to public distribution. Broker will also attend meetings, if needed, with Prosper Portland teams, to share marketing strategies and materials prior to distribution. 2. Proactively outreach to underrepresented groups actively engaging with Prosper Portland sponsored service providers (e.g., Hacienda CDC, Hispanic Metropolitan Chamber, Immigrant and Refugee Community Organization [IRCO], Micro Enterprise Services of Oregon [MESO], Native American Youth and Family Center [NAYA], Neighborhood House – Childcare Improvement Project, PSU Business Outreach Program, and others as directed by Prosper Portland) to source potential tenants. 3. Assist and advise Prosper Portland in negotiating terms and conditions of agreements consistent with and Prosper Portland’s strategic, financial, and equity objectives. Assist Prosper Portland in gathering documents needed for financial analysis of prospective tenants. 4. Advise Prosper Portland and prospective tenants on space improvement financials and potential requirements, including potential restaurant and food uses.
