Specifications include, but are not limited to: • Breakdown of HVAC equipment is provided in Appendix A (pg. 15). • Perform detailed inspection and preventative maintenance of all HVAC equipment listed in Appendix A. Provide report to GSU Campus Living and Housing listing required repairs for each piece of equipment. Maintenance shall be invoiced at a fixed price per building. • The Contractor shall use supplies furnished by GSU Campus Living and Housing for maintenance. The Contractor shall provide factory annual maintenance parts during annual boiler and chiller maintenance only. • Maintenance-related repairs are any repairs that would cost less than $1,000.00 to fix. All other required repairs would need to be reported in the quarterly inspection report. • When issues or malfunctions are found during quarterly inspection, the Contractor must provide a quote for repair for any and all issues that are expected to cost more than $1,000.00. If a quote cannot be provided, the contractor must inform GSU Campus Living and Housing. If the quote for repair is not provided within fourteen (14) days, the Contractor is subject to a two hundred and fifty ($250.00) penalty for each repair where a quote is not provided.
