Specifications include, but are not limited to: The City is seeking a comprehensive contract for HVAC Preventative Maintenace and Service as needed contractor for ongoing preventative maintenance, new installations, and repairs to existing equipment at City facilities. The City will require the Contractor to supply all equipment, tools, materials, mechanical machinery, and all labor and safety equipment to perform HVAC services for new installations and repairs. 1. Contractor to provide the following preventative maintenance to the City of Ozark for the facilities outlined below a. Mechanical Heating, Ventilating and Air Conditioning System i. Planned preventive maintenance calls shall include the following services as required and applicable to keep the system operating properly: 1. Check performance of all systems and components 2. Examine, adjust, calibrate, lubricate, and clean all system components and repaint rusty or corroding equipment. ii. Preventive maintenance shall be provided for major systems including: 1. Compressor, complete with motors, starters and drives. 2. Condensers, complete with related fans, pumps and motors, starters and drives. 3. Chillers, complete with related refrigerant pumps and their motors, starters and drives. 4. Refrigerant controls and valves. 5. Capacity, temperature and safety devices, including thermometers and gauges, which directly start, stop and control the capacity of the refrigeration apparatus. 6. Electric wiring from starters to respective motors. 7. Chilled or hot water pumps which pertain to the HVACs system complete with check valves, motors, starters, and drives. 8. All temperature controls, electric, electronic and pneumatic. 9. Boilers and burners. 10. Heating and ventilating systems.
