Specifications include, but are not limited to: A. Vendor shall check for vibrations, worn or failed parts, mountings, mounting bolts, pilots and igniters, refrigerant oils, water leaks, safety controls, refrigerant charge, proper electrical operations, and condensate pans and drains. B. All air filters shall be replaced quarterly. Filter count is estimated at 1,680 roof top units (16x20x2). C. Vendor shall provide and install 32 fan belts for rooftop unit main supply fans and exhaust fans once annually. Fan Belts Vary: (8) 5VX1060 , (3) 8x90, (16) 5VX1030, (4) 8x92, (1) 5VX1060, (1) 8x87, (4) 8x98. Counts are estimated. D. Vendor shall replace all loose, worn, or misaligned belts as needed. E. All pulleys shall be inspected and aligned if required. F. Vendor shall provide lubrication of all motors, damper linkages, and/or bearings as per manufacturer's recommendations. G. Vendor shall inspect safety controls and thermostats for proper operations. H. Vendor shall inspect electrical components: contactors for fans, heat, compressors, ect., relays, time delay and interlocking, capacitors, start and run, timers for anti-cycle,ect., tightening electrical connections as needed. I. Vendor shall inspect and amp all motors. J. All compressors shall be inspected for proper operations such as operation of loading and unloading valves, intake and discharge valves, oil levels, amperage and crankcase heaters, ect. K. Refrigerant circuits shall be inspected.
