Specifications include, but are not limited to: The Office Building at 2531 Airport Rd, Greenwood, SC 29649 shall be a pre-engineered steel building, single-story, approximately 30’x75’ (2,250 SF). The building should contain room for one vehicle bay, an approx. 10’x10’ restroom facility with a shower, an approx. 6’x6’ restroom facility, 4 office spaces, one storage room, one meeting room, and one break room. The exterior shall include at least ten parking spaces (one handicapped accessible) and asphalt driveway to connect to the existing road connection. The building will need to have an 8’x8’ overhead door and two additional personnel entrance doors with awnings located at the front and back of the building. The project shall address the particular laws governing the development of office space in South Carolina, including but not limited to, building codes, Greenwood County zoning ordinances and codes relative to DHEC and SCDOT standards. SCOPE OF WORK The new facility shall be an approximately 2,250 SF metal building and should also include: 1) One-bay apparatus room for truck and equipment storage 2) The bay shall have an 8 ft. wide by 8 ft. high power operated overhead door. Door shall be insulated steel sectional doors, with one section containing vision panels at eye level. 3) Three personnel entrance/exit doors. One at the rear, one at the front, and one to bay area. 4) Exhaust fan in the one-bay apparatus room (ventilation per code requirement). 5) Heating: the bay shall be heated via gas fed infrared tube heater with a tube length determined by the manufacturer for the recommended square footage. 6) Water line to be run from service line on Airport Road. Greenwood CPW is the service provider. 7) Septic system repair/replacement per DHEC regulations. 8) Two outdoor water spigots. One on front and one at HVAC unit. 9) An approximately 10’x15’ office. 10) Two approximately 10’x12’ office. 11) A large shared office approximately 30’x30’ office. 12) Conference Room approximately 10’x10’. 13) Storage Room approximately 10’x10’.
