Site Modifications • Modify circulation and parking layouts to accommodate fleet vehicles and update landscaping to adhere to municipal requirements. • The modifications may include, but are not limited to the following: demolition and grading, new generator and enclosure, electric vehicle (EV) charging stations and mounts, landscaping and concrete curb changes, covered and secure bike parking, exterior lighting, parking for heavy fleet staging and heavy duty motorpool, parking for standard vehicles, drive circulation and re-striping, trash enclosure, hazardous materials enclosure, oil separators, pad-mount transformer, electrical vault, stormwater management, backflow assembly and water meter. Building Envelope Alterations • Modify existing openings to accommodate the needs of fleet entering and exiting the building and to provide for mechanical requirements. • The alterations may include but are not limited to the following: loading dock quantity and layout, building entryways, access controls, mechanical louvers, roof modifications for mechanical system, windows, material infill, security systems, signage and overhead garage doors. Interior Tenant Improvement • Renovate existing, leased, warehouse space to provide a new fleet maintenance garage. • The improvements may include, but are not limited to, the following: heavy-duty and light-duty maintenance bays, Compressed Natural Gas (CNG) vehicle repair bays, vehicle wash bay, motorcycle repair area, welding and fabrication zone, tire repair and storage, hydraulic hose repair area, parts department including offices, accessible office & admin space, elevator and/or lift, stair, accessible restrooms, wayfinding & code-required signage, energy efficient lighting, networking and communications and low-voltage; mechanical, electrical, and plumbing upgrades.
