Specifications include, but are not limited to: Contractor Will: A. Designate a management or supervisory point of contact (POC) that will have the authority and responsibility to act in overseeing the services provided by this contract. This contractor representative shall be available at the request of FCM to inspect, meet and discuss work; resolve performance issues; and provide technical advice, consultation, or input as requested. The representative shall be available at all times via telephone and shall be able to respond within 48 hours of requests for meetings or consultation, and within two (2) hours for emergencies as determined by FCM. B. Furnish all labor, transportation, tools, materials, instruments, and equipment required to maintain and test all systems in accordance with the manufacturer's specifications. Contractor readiness will include lift equipment and any special diagnostic or adjustment tools necessary to perform contracted services in accordance with generally accepted industry practices for safe and efficient operation. Contractor employees shall arrive on site, fully prepared and equipped to perform all services and procedures. C. Provide and maintain a telephone answering service with 24 hour, seven (7) day per week service, capable of contacting and dispatching service personnel. D. Ensure that all parts and materials are new and meet or exceed the original equipment manufacturer's specifications. Any parts other than those manufactured by the original manufacturer must be approved by FCM before they are used for work under this contract. E. Ensure timely acquisition of parts and manufacturer's equipment for repair and replacement needs in order to minimize the duration of any impairment or functional downtime. F. Maintain clean work sites and use water-proof drop cloths or other coverings to prevent damage or staining to the interior of a building or its contents. Remove all waste materials, debris, rubbish, tools, surplus material, and hazardous materials from the work site and dispose of all such materials in compliance with all relevant laws and regulations. Incidental structural damages caused by the Contractor or its employees shall be repaired at no cost to the City within 24 hours of the occurrence.
